The right brands bring international visibility through their PR and launch campaigns, access to buyers through established sales networks, credibility through recognised service standards, and an experience that keeps owners and guests coming back.
International brands are already choosing Bahamian islands: Six Senses, Bvlgari, Montage, Banyan Tree, Four Seasons and Rosewood all market branded homes here, and three of them pair homes with marina access, the same shape of offer Port Elysium can make. Early high-level discussions have taken place with hotel groups.

Many residence brands want their homes to sit under a hotel, with a hotel-style rental programme: the residences are attached to the hotel, and owners can let their homes through it. At Port Elysium the “hotel” need not be only the principal hotel. The golf club, the racket club and the equestrian club can each be a hotel in this sense, with branded residences attached. That is why the Hotels Encouragement Act matters for branded residences.
The Hotels Encouragement Act is a Bahamian law, first passed in 1954, that lowers the cost of building, equipping and refurbishing hotels. By agreement with the Minister, a qualifying hotel can receive customs-duty relief on its construction materials, equipment and furnishings, ten years' exemption from real property tax from opening and ten more at a capped basis, and twenty years' protection against specified direct taxes.
On a Family Island such as Long Island, a hotel can qualify with as few as five bedrooms. Port Elysium therefore intends to seek hotel status for each of these facilities, not only for its principal hotel.
For buyers, the benefit runs through the rental programme: Port Elysium will seek agreement that homes attached to a qualifying hotel, and let through its rental programme, receive hotel-regime tax treatment. The Bahamas has granted this before. No hotel permission or concession agreement is yet in place for Port Elysium, and each is subject to Government approval.
Port Elysium is initially exploring around 200–300 branded homes across several partners, in collections sized with each partner, with golf, equestrian, racket club, marina and lagoon homes the primary areas. Branded homes are sold, not retained. Port Elysium already has its own operating, rental and management teams on site, and its intended position is that brands commission those teams to run their collections hand in glove.
Does the brand suit our atmosphere and residents, contribute to shared life, bring buyers, visitors or expertise, and work within our standards and charges? Partners are also selected for their buyer relationships and active sales support. No brands have been appointed.
