The Championship Golf Course

Golf is one of Port Elysium's three defining pillars: alongside the Marina and the Engineered Lagoons. Together, these three anchor the estate's identity as a world-class destination community. The championship course is designed to attract sports-motivated buyers and international competition, while the clubhouse serves as a year-round social destination for residents and visitors.

Lobb + Partners

An 18-hole, 7,200-yard championship course spanning 120 acres, designed by Lobb + Partners: founded by Tim Lobb with over 25 years of experience, formerly with five-time Open Champion Peter Thomson. Ocean views from every hole, positioned across the estate's most dramatic coastal terrain.

The course is designed to host international competition, with potential to host Caribbean-circuit PGA events from Year 4 onwards. Course capacity supports up to 240 players daily, stabilising at 156 rounds per day: approximately 57,000 rounds annually at 65% utilisation.

Golf-front and fairway-adjacent residential lots command a 25–35% premium over non-golf inventory, reflecting the course's direct contribution to estate-wide property values.

30,000 Sqft Social Destination

The championship clubhouse is far more than a nineteenth hole. At 30,000 sqft, it is a year-round social destination for residents and visitors: with fine dining, a sports bar, expansive terrace, fitness centre, golf academy, pro shop, and lodge accommodation for members and guests.

The clubhouse generates 237 daily F&B covers at stabilisation, with 120 non-golf visitors per day drawn to the restaurants and terrace alone. A 75% golfer F&B conversion rate drives a blended average spend of $70 per cover across daytime ($50 avg) and evening ($100 avg) service.

Fine Dining & Sports Bar

Full-service restaurant and sports bar with 237 daily covers. Daytime and evening service drawing both golfers and estate residents. Expansive terrace with panoramic views across the course and coastline.

Golf Academy & Pro Shop

Professional coaching academy and fully stocked pro shop. The academy is projected to generate $263K per year in coaching revenue, with the pro shop contributing a further $450K annually.

Members' Lounge & Lodge

Private members' lounge with dedicated bar and relaxation areas. Lodge accommodation for visiting members and guests. Fitness centre integrated into the clubhouse complex.

Competition-Grade Hosting

The course and clubhouse are designed to host international-standard tournaments and high-profile corporate events. Three golf tournaments and four social or corporate events per month at stabilisation, generating significant hotel room-nights, F&B uplift, and corporate entertainment revenue across the estate.

400 Members at Stabilisation

The golf club operates a private membership programme targeting 400 stabilised members at $8,500 per year in annual dues. Members receive priority tee access, clubhouse privileges, and equity participation in the golf operating entity.

Membership is bundled with premium residential packages: following the precedent set by Baker's Bay and Discovery Land Company. The programme generates $3.4M in annual recurring membership revenue, providing a stable income base independent of visitor green fees.

Golf & Racket Club Precinct

The golf clubhouse anchors a branded-residence precinct of 100–120 golf villas and apartments, operating under the Hotels Encouragement Act as a sports and leisure destination. The Golf & Racket Club precinct is one of six HEA-licensed branded-residence clusters across the estate, extending government fiscal incentives directly to buyers and operators.
